New Jersey Property Tax Relief Deadline Is Today: ANCHOR, Senior Freeze and Stay NJ Close Tonight — Online by 11:59 p.m., or Postmarked Today (New Jersey Garden News)

Today, Monday, November 2, is the deadline — the last day to apply for New Jersey's three property tax relief programs, ANCHOR, Senior Freeze and Stay NJ, for the 2025 benefit cycle. The mechanics of the last day matter as much as the date: an online application filed through propertytaxreliefapp.nj.gov must be in by 11:59 p.m. tonight, with identity verified through ID.me, and a paper application counts as on time if it is postmarked today. The Property Tax Relief Hotline, 1-888-238-1233, runs through the deadline, with long waits reported.

Who must act is the part most likely to be misunderstood tonight. Seniors aged 65 and older and disability recipients must file the combined PAS-1 form themselves — the state does not file it for them, even for the ANCHOR portion — while most homeowners under 65 and renters were filed automatically and received confirmation letters in August; if no letter arrived, file today. For anyone who wants a person across the desk, the Division of Taxation's final in-person filing-help session runs this evening in Trenton, at 3 John Fitch Way, first floor, from 4:30 to 8 p.m., where staff will file the application with you.

The programs themselves are unchanged from this desk's Sunday file, with one budget change worth repeating on deadline day: Stay NJ, which reimburses up to half a senior's property tax bill, now cuts off at $200,000 of income, down from $500,000 — while ANCHOR's ceiling remains $250,000 for homeowners and $150,000 for renters, so a senior over the Stay NJ line may still qualify for ANCHOR. Payments from this round of Stay NJ applications begin in February 2027, and ANCHOR payments for tax year 2025 have been rolling out since September 15. After tonight, the cycle is closed; the filing is the whole game, and it ends at 11:59 p.m.
